Lettings and Residency
Buy property in Dubai worth AED 2 million or more, about £411,000, and you can apply for a 10 year renewable UAE Golden Visa for yourself, your spouse and your children. One property or several combined, completed or off plan, cash or mortgaged. There is no minimum stay, no sponsor, and you do not need the visa to buy. The whole process runs through the Dubai Land Department and takes two to four weeks once the property is in your name.
I am asked about this more by buyers living overseas than by anyone already living in the Gulf, and the reason is simple. Someone in Dubai searching for a Golden Visa is usually on the employment or talent route. Someone in Texas or Surrey searching for it is nearly always going to get one the same way: by buying property. So this is written for that person. It is the property route, in full, on the rules as they stand today.
The UAE Golden Visa is a long term residence permit that does not depend on an employer or a sponsor. For property investors it runs for ten years, renews for another ten if you still meet the conditions, and carries no minimum stay. You can hold it while living in London or Dallas and use it when you choose to.
It is issued by the General Directorate of Residency and Foreigners Affairs in Dubai, the GDRFA, on the strength of a certificate from the Dubai Land Department confirming what you own and what it is worth. That is the whole mechanism. The Land Department proves the asset, the GDRFA grants the residency.
The rule as published by the GDRFA is one sentence: the applicant must own a property or a group of properties with a total value of no less than AED 2 million. At today's rate that is about £411,000.
Three things follow from the wording that people miss.
This is where the rules moved, and where most of the out of date advice online comes from.
Off plan. Until January 2024 you needed to have paid at least AED 1 million into the property before you could apply. That requirement was removed. An off plan home registered with Oqood and valued at AED 2 million or more now qualifies on the registered value, with the developer's statement and your sale and purchase agreement as supporting documents. The official GDRFA page does not spell out off plan by name, which is why you will see hedging elsewhere. In practice applications on off plan Oqood registrations have been going through on the Land Department's value since that change, and that is the position I work on.
Mortgaged property. Accepted, and the GDRFA page says so in terms: mortgaged property is acceptable and includes all types of properties. The lender issues a no objection certificate and the visa is assessed on the full property value. Nobody is checking your loan to value.
Joint ownership. Fine, on the share rule above. The practical fix for a couple whose shares each fall short is either to register the home in one name, which has inheritance and matrimonial consequences you should take advice on, or to buy a second property so each share reaches AED 2 million across the pair.
The lock. The Land Department places a lien on the property for the term of the visa and the GDRFA states the property may not be disposed of during the ten year period. If you sell, the visa lapses. Plan the hold before you plan the application.
Enter the figures and I will tell you where you stand against the AED 2 million threshold. Nothing you type here is stored or sent anywhere.
A guide only, on the rules as published at 22 October 2026. The Dubai Land Department's property status certificate is what decides it, and the rules have moved more than once. Ask me and I will check your specific case.
The holder can sponsor a spouse and children. Under the current Dubai practice there is no upper age limit on children sponsored by a Golden Visa holder, which is a real difference from a standard residence visa, where sons age out at 25. Parents can be sponsored, and so can domestic staff, with no cap on the number.
Each family member is a separate application with separate fees, and each needs the medical and biometrics done in the UAE. Budget one trip for everyone rather than one trip per person.
A standard UAE residence visa lapses if you are outside the country for more than six months. The Golden Visa does not. You can hold it from abroad indefinitely and use it when it suits you.
What that buys you in practice: an Emirates ID, which makes opening a UAE bank account and getting a local mortgage far easier; resident mortgage terms rather than non resident ones, which means higher loan to value and better rates; the ability to move to Dubai at short notice without starting a visa process from scratch; and a route for your children to study or work in the UAE on your sponsorship.
What it does not buy you is a change in where you pay tax. More on that below.
| Step | What happens | Time |
|---|---|---|
| 1 | Buy the property. Title deed in your name for completed, Oqood registration for off plan. | At purchase |
| 2 | Apply to the Dubai Land Department for the property status certificate confirming ownership and value. Done online through the Cube platform or at a Land Department trustee office. | Two to five working days |
| 3 | Submit the GDRFA application with the certificate, passport, photo and, where relevant, the lender's no objection certificate or the developer's statement. | Same day |
| 4 | Receive the entry permit. You then enter the UAE on it, or if already inside, change status. | Within days |
| 5 | Medical test and biometrics at an approved centre in Dubai. This is the one step that needs you physically present. | One visit, results in two days |
| 6 | Emirates ID and residence permit issued. The GDRFA quotes five days from a complete application. | About a week |
End to end, from a property already in your name to a residence permit in your passport, two to four weeks is the normal range. The delays I see are almost always the certificate stage, when a document is missing or the registered value does not match what the buyer expected. My team runs the Land Department and GDRFA stages for clients, so the trip to Dubai is for the medical and nothing else. The step by step version is in how to get a Dubai Golden Visa.
The government fees are modest against the purchase. The GDRFA permit fee is AED 1,100 plus small levies, about AED 1,640 all in. On top of that you pay for the Land Department certificate, the medical, the Emirates ID and, if you use one, a typing centre. For one applicant I tell clients to budget AED 10,000 to 15,000, which is about £2,000 to £3,100, and to add roughly AED 7,000 to 10,000 for each family member. The itemised version is in the cost guide.
| Visa | Property value | Notes |
|---|---|---|
| 2 year investor visa | No minimum for sole owners | Joint owners need a share of at least AED 400,000 each. Renewable while you hold the property. |
| 5 year retirement visa | AED 1 million | For owners aged 55 and over. There are also savings and income routes. |
| 10 year Golden Visa | AED 2 million | One property or several. Completed or off plan, cash or mortgaged. No minimum stay. |
If your budget sits below AED 2 million the 2 year investor visa is the realistic route, and it is a perfectly usable one. It does require renewal and it does lapse after six months abroad, which is why buyers who want the option without the obligation tend to stretch to the Golden Visa threshold if they can.
Holding a UAE residence visa does not by itself change where you pay tax. If you remain tax resident in your home country, your Dubai rent and any gain on sale are reported at home exactly as they were before. The UAE has no income tax on individuals and no capital gains tax, so there is nothing to credit against, and there is no treaty magic that makes a foreign taxpayer's Dubai income disappear.
What the visa does is make a genuine move possible. If you relocate and break tax residence in your home country, the position changes. Those are decisions to take with a specialist who covers both countries. I can introduce one, and I would rather you had that conversation before you buy than after.
Every project below has a launch price at or above the AED 2 million line on the day I checked, so a single unit at the entry price would clear the threshold on its own. Prices move, so treat the list as where to start rather than a guarantee, and ask me for the current figure on anything that interests you. Several projects priced just under the line, like Montiva at AED 1.92 million, clear it comfortably on a two bedroom.

Property worth AED 2 million or more, about £411,000, on the Dubai Land Department's valuation. It can be one home or several combined, and if you own jointly it is your share that must reach AED 2 million.
Yes. Since January 2024 there has been no minimum amount paid in. An off plan home registered with Oqood and valued at AED 2 million or more qualifies on the Land Department's figure, not the brochure price.
Yes. A mortgaged property qualifies on its full value. Your lender issues a no objection certificate, and the visa is assessed on what the property is worth rather than on your equity in it.
Ten years, renewable for a further ten if you still meet the conditions. The property must be held for the full term. Sell it and the visa lapses.
No. The Golden Visa has no minimum stay, which is the main difference from a standard residence visa that lapses after six months outside the UAE.
Your spouse and children, with no age limit on children under the current Dubai practice, plus parents and domestic staff. Each family member has their own application and fees.
Budget AED 10,000 to 15,000 per applicant, about £2,000 to £3,100, covering the Land Department certificate, the medical, Emirates ID and the GDRFA permit, more if you use a typing centre or have family members on the application. The full breakdown is in my cost guide.
No. You can own freehold property in Dubai in your own name with no visa at all. The Golden Visa is a benefit you can apply for after buying, not a condition of buying.
