Business Bay: the only one with a metro station

Business Bay, Dubai
The short answer

Business Bay is the strongest all round investment case of the areas I track: central, on the canal, about 6.6 to 6.7 per cent gross, and the only one with a metro station already open. Two things to weigh. Studios and one bedrooms are falling in value while three and four bedrooms rise sharply, and service charges run as high as AED 54 per square foot, which will destroy a yield if you pick the wrong tower.

What Business Bay is

Business Bay is the dense central district immediately south of Downtown, master developed by Dubai Properties and built around the Dubai Water Canal. It runs to around 64 million square feet of freehold development, with something in the order of 343 buildings and 64,000 homes.

It was originally planned as a commercial district. After 2008 the mix shifted heavily residential, which is why there are now far more apartments here than the masterplan ever envisaged. That history explains both its strengths, genuine central density and a working transport network, and its problem, which is supply.

Prices

Apartments stood at AED 2,517 per square foot on Bayut’s asking price index in September 2026, up 1.04 per cent over twelve months. But the six month comparison is down 2.37 per cent from AED 2,578, and the headline hides the most important thing happening here.

The small units are falling and the large ones are rising. Studios and one bedrooms are down, three bedrooms up 8.6 per cent and four bedrooms up 16.3 per cent. That is the single most useful fact about Business Bay right now, and it is in nobody’s marketing. The supply arriving here is overwhelmingly small units, and the market is pricing that in.

Be aware that four reputable sources give four different figures for Business Bay, between AED 2,090 and AED 2,517, depending on whether they measure the mid tier segment, all apartments, or a different period. The spread is a reason to treat any single number cautiously rather than a reason to distrust all of them.

On transactions, Property Finder recorded 6,151 sales in the twelve months to October 2026, down 50.6 per cent year on year, the steepest fall of any area I track, against a median asking price of AED 1.82 million. Of 6,694 live listings, 3,549 were added in the preceding thirty days.

A note on these price figures

The per square foot figures published by the property portals are asking prices on their own listings, not what homes actually sell for. Across Dubai in 2026 the gap has been wide: recorded Land Department resale medians run roughly 15 to 35 per cent below the portal asking figures depending on the area.

The two kinds of index can also point in opposite directions. Through 2026 the portal asking series showed most central areas flat to slightly up, while ValuStrat’s valuation index and the consultancies showed several of the same communities down by high single or double digits. I quote the portal figures because they are the consistent published series, and I label them as asking prices. Do not underwrite a purchase on them. Ask me for the recorded transactions in the specific building before you offer.

Rents and gross yields

Bayut put Business Bay apartments at 6.61 per cent gross for 2025 and 6.72 per cent for the first half of that year. The two figures are close, which is a good sign: a consistent series beats a flattering one.

UnitTypical annual rent
StudioAED 72,000
1 bedroomAED 104,000
2 bedroomAED 148,000
Average across all unitsAED 115,000

Asking rents, dubizzle market report, first half of 2026. Business Bay ranked third for mid tier apartment rental searches.

Yields on this page are gross: annual rent over purchase price, before service charges, agency and management fees, and void periods. Your net return will be lower. I will model the net figure on any specific unit before you commit.

Short letting is a real option here in a way it is not in most of Dubai. The canal, the metro, the walk to Downtown and the hotel density all support it. The flip side is that a lot of other owners have reached the same conclusion, so model a long let yield first and treat holiday let income as upside rather than the plan.

Service charges

The Mollak community median for 2026 is AED 19.97 per square foot per year across 84 buildings, with a range of AED 5 to 54. Other published community averages put it nearer AED 14.75, and a commonly quoted typical range is 12 to 25.

The sources disagree, and the honest message is the range rather than any average. At AED 54 per square foot a thousand square foot two bedroom costs AED 54,000 a year to hold against a typical rent of AED 148,000. That turns a 6.6 per cent gross yield into something far less interesting. In Business Bay the tower you choose decides the return more than the price you pay.

Service charges are approved per building by RERA and published on the Dubai Land Department service charge index, which you can look up in the Dubai REST app. The community median below is useful for orientation, but the range is what matters: two towers on the same street can differ by a factor of three. I pull the approved figure for any building you are serious about.

What is actually there

Business Bay is largely built and functioning, which is unusual among the areas investors are shown. Al Habtoor City, Bay Avenue Mall and Park, Bay Square, the Peninsula development and its community mall are all complete. The Dubai Water Canal is finished with water transport stations on both banks, and the Marasi marina and promenades are open.

Still building: Bureau Lamar, Marasi Bay Island and Marasi Business Bay, plus a steady stream of individual towers. Ellington launched Berkeley Tower here in October 2026, above sixty floors at AED 2.8 billion, its largest project to date.

The gap is schools. There are none inside Business Bay, which is the main reason it rents to professionals and couples rather than families, and the main reason the small unit supply problem matters.

Getting around

The open metro station is the thing. Of every area on this site it is the only one where a tenant can live without a car today, and that widens your tenant pool in a way no amenity does. It is also why congestion is bad enough that the RTA completed road upgrades here in 2025.

Who Business Bay suits

What I like

  • The only area I track with an operational metro station
  • Central, walkable to Downtown, with the canal and Dubai Mall minutes away
  • About 6.6 to 6.7 per cent gross, consistent across two reporting periods
  • A genuine short let market, not just a theoretical one
  • Largely built and functioning rather than a construction site

What to weigh up

  • Transactions down 50.6 per cent year on year, the steepest fall here
  • Studios and one bedrooms are falling in value while supply keeps arriving
  • Service charges reach AED 54 per square foot in some towers
  • No schools inside the district
  • Only 91 per cent of the area is freehold, so the title deed must be checked on the specific unit

Buy here if you want a central, liquid, metro served asset with a solid gross yield, and you are willing to do the work on which tower you buy in. Favour two bedrooms and above: that is where the price movement is positive and where the supply is thinnest.

Look elsewhere if you want the highest yield available, in which case Jumeirah Village Circle is a point clear, or if you want family tenants, which means Dubai Hills Estate.

Developers building here

Dubai Properties is the master developer. Binghatti is the most active builder here, DAMAC has Chic Tower in its 2026 handover programme, Ellington has The Quayside, Crestmark, One River Point, Berkeley Tower and Berkeley Place, and Emaar holds land here too.

Business Bay: common questions

What is the average price per square foot in Business Bay?

About AED 2,517 for apartments on Bayut's asking price index as at September 2026, up 1.04 per cent over twelve months but down 2.37 per cent over six. Other sources give figures between AED 2,090 and 2,517 depending on segment and period.

What rental yield does Business Bay achieve?

Bayut put it at 6.61 per cent gross for 2025 and 6.72 per cent for the first half of 2025. These are gross figures before service charges, fees and voids.

What are service charges in Business Bay?

The Mollak community median for 2026 is AED 19.97 per square foot per year across 84 buildings, with a range of AED 5 to 54. Other sources give a community average nearer AED 14.75. The range matters more than the average: at the top end the service charge will materially damage your return.

Does Business Bay have a metro station?

Yes. Business Bay station on the Red Line is open and serves the district directly, and Burj Khalifa and Dubai Mall station is under ten minutes away. It is the only area I track with an operational station.

Is Business Bay freehold?

Mostly, but not entirely. Dubai Land Department records mark about 91 per cent of the area as freehold, so freehold status attaches to the specific plot rather than to the district name. Check the title deed on the unit before paying a deposit. I do this as a matter of course.

Are Business Bay apartments falling in value?

The small ones are. On Bayut's September 2026 index, studios are down 1.15 per cent and one bedrooms down 1.81 per cent over twelve months, while three bedrooms are up 8.61 per cent and four bedrooms up 16.33 per cent. The new supply arriving is mostly small units, and the market is pricing that in.
