Palm Jumeirah: a lifestyle asset, not an income one

Palm Jumeirah, Dubai
The short answer

Palm Jumeirah is the most famous address in Dubai and the weakest income asset I cover: apartments yield about 3.91 per cent gross and falling. Villas now out yield apartments for the first time. The two things to weigh hardest are service charges, where published sources differ by more than double, and the roughly 33 per cent gap between asking prices and recorded sales. There is also no school on the island.

What Palm Jumeirah is

Nakheel’s reclaimed island off Jumeirah, dredged from June 2001, with land and infrastructure finished in 2004, building from 2006 and the first residents arriving in 2007. It created at least 1,380 acres of new land across a trunk, seventeen fronds and a crescent breakwater about seventeen kilometres long, and houses roughly 25,000 people alongside about thirty hotels.

Apartments run from studios to six bedrooms and roughly 375 to 11,774 square feet. Villas run two to ten bedrooms and 4,000 to 35,000 square feet. Nakheel increased the unit count after launch with less space between properties than first planned, and no current total is published.

Do not confuse it with Palm Jebel Ali, a separate and larger island further down the coast, which now takes a meaningful share of Dubai sales above AED 20 million and competes for the same ultra prime buyer.

Prices

Portal asking prices for apartments were about AED 4,036 per square foot in the first half of 2026, and Bayut’s own index gave AED 4,471 for April 2026. Those two come from the same company and differ by 11 per cent, which tells you how much care these figures need.

Recorded Land Department resales across all property types over the year to September 2026 came in at about AED 2,714 per square foot. Against the asking figures that is a gap of roughly 33 to 39 per cent, the widest of any area I cover.

Anyone underwriting a Palm purchase from asking prices is a third out. Villas rose about 10.8 per cent on asking over twelve months; apartments about 3.8 per cent.

Valuation data has the Palm falling. ValuStrat had Palm Jumeirah apartments down 8.6 per cent and villas down 6.2 per cent year on year in August 2026, and Cushman and Wakefield Core had apartment prices down 9 per cent in the second quarter while villa prices posted modest gains. The apartment and villa markets here are genuinely diverging and should not be discussed as one.

Typical asking prices in the first half of 2026: apartments about AED 3.72 million for a one bedroom, AED 7.03 million for a two and AED 12.51 million for a three. Villas about AED 32.8 million for a four bedroom and AED 51.9 million for a five.

A note on these price figures

The per square foot figures published by the property portals are asking prices on their own listings, not what homes actually sell for. Across Dubai in 2026 the gap has been wide: recorded Land Department resale medians run roughly 15 to 35 per cent below the portal asking figures depending on the area.

The two kinds of index can also point in opposite directions. Through 2026 the portal asking series showed most central areas flat to slightly up, while ValuStrat’s valuation index and the consultancies showed several of the same communities down by high single or double digits. I quote the portal figures because they are the consistent published series, and I label them as asking prices. Do not underwrite a purchase on them. Ask me for the recorded transactions in the specific building before you offer.

Rents and gross yields

Apartments yielded about 3.91 per cent gross in the first half of 2026 and villas about 4.05 per cent. Both are the lowest figures of any area I cover, and the apartment series has compressed from 4.44 per cent in 2024 through 4.14 and 4.05 to 3.91.

Two caveats on that series. The Palm moved from the luxury table into the ultra luxury table between the 2025 and 2026 reports, so the last point is not strictly like for like with the earlier ones. And villa yields now exceed apartment yields for the first time, having been the other way round in 2024. That reversal is worth understanding before you choose between the two.

UnitTypical annual rent
1 bedroom apartmentAED 169,000
2 bedroom apartmentAED 249,000
3 bedroom apartmentAED 383,000
4 bedroom villaAED 1,382,000
5 bedroom villaAED 1,667,000
6 bedroom villaAED 2,323,000

Portal asking rents, first half of 2026, ultra luxury segment. Cushman and Wakefield Core had Palm apartment rents down 9 per cent year on year in the second quarter of 2026.

Yields on this page are gross: annual rent over purchase price, before service charges, agency and management fees, and void periods. Your net return will be lower. I will model the net figure on any specific unit before you commit.

Short letting is where the Palm earns. Villas averaged around AED 141,840 a month or AED 7,240 a day through 2025, first among luxury areas for monthly villa lets. If you are buying a Palm villa as an investment rather than a home, the short let model is the one that works; the long let numbers do not justify the price.

Service charges

This is the biggest unknown on the Palm and I would not let anyone buy here without resolving it. The Mollak derived community median for 2026 is AED 16.90 per square foot per year with a range of AED 3 to 45, but that is from a sample of only thirteen buildings on an island with around thirty hotels and a large branded residence stock. A second published dataset puts the average at AED 35 with a range of AED 22 to 62.50.

Those two differ by more than double. My read is that the Mollak median is the better sourced number but is probably not what a Palm buyer actually pays, because the thirteen building sample and the AED 3 floor suggest it is picking up older low cost stock rather than the branded and serviced towers most investors are shown.

The arithmetic matters. On a 1,500 square foot two bedroom at AED 45 per square foot, the service charge is AED 67,500 a year against a rent of AED 249,000. That is 27 per cent of gross rent before management, voids or anything else, on an asset already yielding under 4 per cent. Villas on the fronds sit on a separate community charge basis that neither figure measures.

Service charges are approved per building by RERA and published on the Dubai Land Department service charge index, which you can look up in the Dubai REST app. The community median below is useful for orientation, but the range is what matters: two towers on the same street can differ by a factor of three. I pull the approved figure for any building you are serious about.

What is actually there

The island is substantially complete: the trunk, the seventeen fronds, the crescent, around thirty hotels, Nakheel Mall and The Palm Tower. There is still a live branded residence pipeline, including Armani Beach Residences by Arada, Six Senses Residences and several Omniyat schemes, though no total pipeline volume is published.

There is no school on Palm Jumeirah. Not a shortage, none. The island has nurseries, including Asya’s, Redwood Montessori and Blossom, and every school run is off island to the mainland: Dubai College, Queen Elizabeth’s School, Icademy and GEMS Wellington among them, between about one and five kilometres away.

For a family tenant that is a real constraint, and combined with the single access point it is the main reason the Palm rents better by the night than by the year.

Getting around

MetroNo station on the island. The nearest is Sobha Realty on the Red Line, reached via the tram, which makes it a two leg journey
TramPalm Jumeirah tram station, open since November 2014, interchanging with the monorail at Palm Gateway
MonorailPalm Monorail, 5.4 km, open since April 2009, Atlantis to Gateway Towers
PlannedA Red Line extension to Palm Jumeirah is planned with no published date. The Blue Line does not serve the island
Road accessA single Gateway route on and off the trunk

The single access point is structural rather than fixable, and it is the thing residents complain about most. It also makes drive times unusually variable, which is one more reason I will not publish a single number for them.

Who the Palm suits

What I like

  • The most recognisable residential address in the Gulf
  • Genuine scarcity. There is one Palm Jumeirah and it is finished
  • The strongest short let market in Dubai for villas, at around AED 141,840 a month
  • Effectively all homes let on the island are recorded as freehold
  • Leads Dubai for sales above USD 10 million, so the ultra prime buyer pool is real

What to weigh up

  • The lowest gross yield of any area I cover, about 3.91 per cent on apartments and falling
  • Recorded sales run roughly a third below asking prices
  • Service charge data is contradictory, with published sources differing by more than double
  • A valuation index has apartments down 8.6 per cent and villas down 6.2 per cent year on year
  • No school anywhere on the island
  • One road on and off, so congestion is structural
  • No metro station, and the planned extension has no date
  • Palm Jebel Ali is now competing for the same ultra prime buyer

Buy here if you will use it, or if you are preserving capital in an asset with real scarcity and you accept a sub 4 per cent gross yield as the cost of that. If you are buying a villa purely as an investment, build the case on short letting, because the long let numbers do not support the price.

Look elsewhere if income is the objective. JVC yields nearly double, and Dubai Marina gives you a waterfront address with a metro, a tram and a far deeper tenant market.

Palm Jumeirah: common questions

What is the average price per square foot on Palm Jumeirah?

Portal asking prices for apartments were about AED 4,036 in the first half of 2026, and Bayut's own index gave AED 4,471 for April 2026, an 11 per cent disagreement within one company's data. Recorded Dubai Land Department resales across all types over the year to September 2026 came in around AED 2,714, roughly a third below asking.

What rental yield does Palm Jumeirah achieve?

About 3.91 per cent gross on apartments and 4.05 per cent on villas in the first half of 2026, the lowest of any area I cover. The apartment figure has compressed from 4.44 per cent in 2024. Note that villas now out yield apartments, a reversal from 2024.

What are service charges on Palm Jumeirah?

Published sources disagree by more than double. The Mollak derived community median for 2026 is AED 16.90 per square foot per year with a range of AED 3 to 45, but from a sample of only thirteen buildings. A second dataset puts the average at AED 35 with a range of AED 22 to 62.50. On the Palm this has to be checked per building before you commit.

Is there a school on Palm Jumeirah?

No. The island has nurseries only, including Asya's, Redwood Montessori and Blossom. Every school run is off island to the mainland, with Dubai College, Queen Elizabeth's School, Icademy and GEMS Wellington between about one and five kilometres away.

Does Palm Jumeirah have a metro station?

No. The island has a tram station, open since November 2014, and the Palm Monorail, open since April 2009. The nearest metro is Sobha Realty on the Red Line, reached via the tram, so it is a two leg journey. A Red Line extension to the Palm is planned with no published date, and the Blue Line does not serve it.

Is Palm Jumeirah freehold?

Yes. Effectively all homes let on the island are recorded as freehold by the Dubai Land Department, so a foreign national can own in their own name with no residency and no local partner.

Is Palm Jumeirah a good investment?

It depends entirely on what you want from it. For scarcity, liquidity at the top end and your own use, it is the strongest address in Dubai and it leads the city for sales above USD 10 million. For income it is the weakest asset I cover, at under 4 per cent gross and falling, with contradictory service charge data and a valuation index showing prices down. If you want the Palm for investment rather than lifestyle, the short let model is the one that works.
