Investor questions
The questions I am asked most
Answered the way I would on a call.
Can I really own property in Dubai?
Yes. Foreign nationals own freehold in the designated areas, in their own name, with no residency and no local partner.
Do I need to travel to Dubai?
No. Everything is done with a passport copy, digital signatures and bank transfers. Many of my investors visit for the first time at handover.
What is the minimum I need?
Entry level apartments start at around £127,000 (AED 620,000). On a payment plan, roughly £20,000 to £30,000 covers the deposit and the 4% fee.
Is there interest on a payment plan?
No. There is no lender, no interest and no credit check. You pay the agreed price in stages, directly into the project's escrow account.
Will I pay tax at home?
It depends where you are tax resident. Dubai charges nothing on rent or gains, but many countries tax their residents on worldwide income. I can introduce specialists who cover your country.
What if the developer is late, or fails?
Delays do happen, which is why I start with government backed and rated developers. Your payments sit in escrow, and RERA has powers to step in, including returning escrow funds to buyers.
Off plan or completed?
Off plan means a lower entry cost, a payment plan and the newest stock, but no rent until handover. Completed means income from day one and easier mortgages, paid for in full.
How long does off plan take?
Typically two to three years from launch, sometimes less if you buy part way through the build. I send progress updates throughout.
Can I sell before completion?
Usually, once you have paid a set share of the price, often 30 to 40%, and with the developer's consent.
How easy is it to sell later?
Dubai is a liquid market, with around 270,000 transactions in 2025. Once a buyer is found, a transfer usually completes within 30 days, and there is no Dubai tax on the gain.
What about the exchange rate?
The dirham is pegged to the US dollar, so your only currency exposure is your home currency against the dollar. A currency specialist can fix a rate in advance for your stage payments.
Do I need a UAE bank account?
Not to buy. Your managing agent can send rent to your bank account at home. You will need one if you take a UAE mortgage.
What if a tenant does not pay?
Rent is normally paid up front by post dated cheque, so arrears are far less common than in most markets. Disputes go to Dubai's Rental Dispute Centre.
Can I use the property myself?
Yes. With a holiday let you simply block out the dates you want. With a long let you would wait for the tenancy to end.
What are service charges?
The cost of running the building, charged per square foot and approved by RERA each year. Typically £2 to £5 per square foot a year (AED 10 to 25).
Who checks the property at handover?
My team arranges an independent defects inspection before you accept the keys, and the developer puts right what is found.
What happens to it if I die?
Register a simple will in Dubai so the property passes as you intend. It is inexpensive and I can introduce a specialist. Inheritance rules in your home country may still apply to you.
What about the regional tension in 2026?
It dented sentiment and prices eased about 10% from their February peak. Rents held and the population kept growing. It is one reason I favour income producing property and a five year view.
Can I get residency?
Yes. Property ownership can qualify you for a 2 year visa, or a 10 year Golden Visa from £408,000 (AED 2 million).
How are you paid?
By the developer. There is no fee to you and your price is the same as going direct.
