Developer profile
Meydan and Mohammed Bin Rashid City.
Meydan is the name on the racecourse, on Mohammed Bin Rashid City and on some of the best located land in Dubai. It is also the developer whose structure is most often described wrongly, so it is worth being precise: Meydan City Corporation is a public corporation wholly owned by the Government of Dubai, established under Dubai law and operated by Dubai Holding under a franchise agreement. Meydan Group, the commercial development arm, became part of Dubai Holding Real Estate in 2024.
For an investor the practical point is that Meydan is as much a landowner as a builder. A great deal of what gets built on Meydan land is built by other developers who bought plots there, which is why you will see Ellington, Binghatti and others with Meydan addresses.

Meydan’s delivered product is small in number and good in location. Canal Front Residences, unveiled in 2021, sits on both banks of the Dubai Water Canal and was delivered in phases between late 2023 and 2024; it is now complete and largely sold out. Opal Gardens in Mohammed Bin Rashid City, four to six bedroom homes launched from AED 16.2 million, is sold out and ready. Meydan Avenue is also complete.
The racecourse itself opened in 2010 with a grandstand seating around sixty thousand, and the surrounding district has been built out around it since.
Meydan does not publish a cumulative delivery total, annual sales or a pipeline value. Dubai Holding publishes a figure of about 93,500 homes across its real estate arm, but that covers Meraas, Nakheel, Meydan and Dubai Properties together and must not be read as Meydan’s own.
It is also worth knowing, if you are weighing one Dubai Holding brand against another, that Meydan has been the quietest of them through 2026. The activity on Meydan land this year has mostly been other developers building on it.
This is the thing almost every agency website gets wrong, and it matters if you are comparing addresses inside Mohammed Bin Rashid City, so here it is plainly.
District One is developed by Meydan Sobha, a fifty fifty joint venture between Meydan Group and Sobha Group formed in 2013. The launch scope was four million square metres of freehold land and fifteen hundred villas, with around sixty five per cent of the land given to parks and waterways, seven kilometres of lagoons and man made beaches, and a crystal lagoon network of about thirty five hectares.
Sobha Hartland and Sobha Hartland II are Sobha Realty’s own developments, also inside Mohammed Bin Rashid City, with no Meydan involvement at all. Hartland II covers eight million square feet.
Meydan Sobha refers only to the District One joint venture. It is not the developer of Sobha Hartland and it is not a parent of Meydan Group. If a listing tells you otherwise, it is wrong.
One honest ambiguity: District One West has been attributed to Nakheel at the Phase 1 contract award in 2024 and to Meydan at the Phase 2 award in 2025. Both are now sister brands inside Dubai Holding Real Estate, and the attribution has genuinely shifted between announcements, so I would describe it as a Dubai Holding Real Estate project rather than pick one.
Meydan itself, Mohammed Bin Rashid City, District One through the Sobha joint venture, Al Wasl at Canal Front, and Meydan Horizon.
Meydan Horizon is the big one on paper. The appointed master planner gives it 19.3 million square feet on a 180 hectare site, with a programme of 27,000 homes, 500 hotel rooms and a population above 72,000, built around a two kilometre central canal with four kilometres of boardwalk, opposite the racecourse and with a future Metro Green Line extension projected through it.
Read that carefully, because it is a design programme rather than a committed build. The masterplan is complete and individual projects inside it are selling, including Everly Place by Ellington which I list. Treat the 27,000 homes as the plan for the district over many years, not as stock arriving soon.
And to correct a common error: Mercedes-Benz Places at Binghatti City is a Binghatti project at Nad Al Sheba beside Meydan. It is not a Meydan development.
Area guides: Sobha Hartland 2.
Meydan does not publish standard payment plan structures, and I could not verify a typical split or booking deposit for it from any reliable source. Listing portals show that plans exist per project without disclosing the terms. So unlike Emaar or Binghatti, this is one where the answer genuinely is that it depends on the release and has to be asked for.
Canal Front Residences, the Meydan scheme I list, is complete, which changes the arithmetic entirely. On a finished property you are looking at the full price plus the 4 per cent Dubai Land Department fee, with a mortgage available if you want one, and rent starting the month you complete rather than in 2030.
The Dubai Land Department registration fee is 4 per cent of the purchase price. On off plan it is normally paid when the sale is registered on the Oqood system, so budget for it alongside the booking deposit rather than at handover.
| Buying complete rather than off plan | What changes |
|---|---|
| Cash required | The full price, not a 20 per cent deposit |
| Mortgage | Available now, on a property a bank can value |
| Rent | Starts on completion, not on a handover date years out |
| Risk | You can see what you are buying. No construction risk |
| Price | Usually higher per square foot than the same unit off plan |
Why a completed scheme like Canal Front Residences suits a different buyer from an off plan launch.
Four things cost you money every year once the keys are handed over. The service charge, set per building and billed per square foot. District cooling, which in some towers is billed separately and in others sits inside the service charge. DEWA for water and electricity, plus a refundable deposit when you open the account. And if you let it, a management fee, usually 5 to 8 per cent of the rent on a long let and 15 to 25 per cent on a holiday let.
Service charges are the number most buyers never check and then complain about. Every community has a figure approved by RERA and published on the Dubai Land Department service charge index, which you can look up per building in the Dubai REST app. It is a per building lookup, not a developer average, and the whole developer ranges you see quoted online are not sourced from anywhere. I will pull the approved figure for any building you are serious about before you commit, because on a high amenity tower it is the difference between a gross yield that works and one that does not.
It suits a buyer who wants a central location with a government backed landowner behind the district, and particularly one who wants completed stock they can let straight away rather than a handover date in 2030. Canal Front Residences is one of very few genuinely central, genuinely finished options I can put in front of you.
It suits you less if you want a published payment plan before you engage, or if you are buying into Meydan Horizon expecting the full masterplan to exist soon.
Against EmaarAldar, the other government linked master developer, Meydan is far smaller as a builder and far less transparent, but it holds land in places Emaar does not. Against Sobha, its District One joint venture partner, you are comparing the master planner with the developer that builds and fits out its own buildings inside the same part of the city. Against Nakheel and Meraas, its sister brands in Dubai Holding Real Estate, Meydan has been the least active of the three in 2026.
Meydan City Corporation is a public corporation wholly owned by the Government of Dubai, established under Dubai Law No. 5 of 2009 as amended by Law No. 7 of 2024, and operated by Dubai Holding under a franchise agreement. Meydan Group, the commercial development arm, has been a member of Dubai Holding Real Estate since 2024.
Partly, and the distinction matters. The corporation is government owned and Dubai Holding runs it under franchise rather than owning it. Meydan Group, the development business, is a Dubai Holding Real Estate member alongside Meraas, Nakheel, Dubai Properties and Ejadah.
A fifty fifty joint venture between Meydan Group and Sobha Group, formed in 2013, which develops District One in Mohammed Bin Rashid City. It is not the developer of Sobha Hartland and it is not a parent company of Meydan Group.
No. Sobha Hartland and Sobha Hartland II are Sobha Realty's own developments. They sit inside Mohammed Bin Rashid City, like District One, but Meydan has no involvement in them.
No. Mercedes-Benz Places at Binghatti City is developed by Binghatti at Nad Al Sheba, which is beside Meydan. The address causes the confusion.
The appointed master planner puts it at 19.3 million square feet on 180 hectares, with a programme of 27,000 homes, 500 hotel rooms and a population above 72,000, around a two kilometre canal. That is the design programme for the district over many years rather than stock arriving soon.
Meydan does not publish standard terms and I could not verify a typical split or booking deposit. It varies by release and has to be asked for per project. Canal Front Residences is complete, so it is bought at full price plus the 4 per cent Dubai Land Department fee.
Yes. Its projects are in freehold areas, so you can own in your own name with no residency and no local partner, and the whole purchase can be completed from abroad.
Corporate structure per Dubai Law No. 7 of 2024 and Dubai Holding’s own corporate disclosures. Masterplan figures from the appointed master planner. Checked October 2026.
