Dubai Marina: the deepest tenant market in Dubai

Dubai Marina
The short answer

Dubai Marina has the deepest tenant market in the city and the best short let record, with a metro station, a tram and twenty years of proof that people want to live there. It is also where rents are falling fastest: Savills put Marina apartment rents down 12.8 per cent over the year to the third quarter of 2026. Gross yields around 5.5 per cent, and recorded sale prices run about 16 per cent below what sellers are asking.

What Dubai Marina is

Dubai Marina is Emaar’s waterfront district on the old Dubai coast, master planned by HOK and built around a three kilometre artificial waterway. Construction began in the early 2000s and it was substantially complete by the end of that decade, which makes it one of the few Dubai communities with a genuine twenty year history to look at. It covers about 4.9 square kilometres and houses a little over 70,000 people against a planned capacity above 120,000.

For an investor the age is the point, in both directions. There is no guesswork here about whether the district will work, because it already does. There is also no new supply story, and a lot of the stock is fifteen to twenty years old and competing against brand new buildings a few minutes away at Emaar Beachfront and Dubai Harbour.

Prices

Asking prices on the portals ran at about AED 2,220 per square foot in the first half of 2026, up from AED 2,190 across 2025 and AED 2,150 in the first half of that year, so roughly 3.3 per cent over twelve months.

Recorded Land Department resales over the twelve months to September 2026 came in at about AED 1,874 per square foot. That is around 16 per cent below the asking figure, and it is the number I would use to value anything here.

The gap between the two is about 16 per cent. Over a longer view, Bayut’s index has Marina up around 67 per cent between May 2021 and April 2026.

Typical asking prices by size in the first half of 2026 were about AED 1.82 million for a one bedroom, AED 2.92 million for a two and AED 4.67 million for a three.

One figure I am deliberately not publishing: a listing portal shows Marina sales volume down more than 60 per cent year on year. In a district this size, while independent data has Marina holding a normal share of citywide resales, a fall that steep is far more likely to be a boundary or reclassification artefact than a real collapse. Land Department records show about 1,750 completed home resales in the year to September 2026, which is the sounder number.

A note on these price figures

The per square foot figures published by the property portals are asking prices on their own listings, not what homes actually sell for. Across Dubai in 2026 the gap has been wide: recorded Land Department resale medians run roughly 15 to 35 per cent below the portal asking figures depending on the area.

The two kinds of index can also point in opposite directions. Through 2026 the portal asking series showed most central areas flat to slightly up, while ValuStrat’s valuation index and the consultancies showed several of the same communities down by high single or double digits. I quote the portal figures because they are the consistent published series, and I label them as asking prices. Do not underwrite a purchase on them. Ask me for the recorded transactions in the specific building before you offer.

Rents and gross yields

Gross yields on Marina apartments were about 5.53 per cent in the first half of 2026, down from 5.73 per cent across 2025, 5.72 per cent in the first half of 2025 and 6.28 per cent in 2024. That is a steady four period compression and it is the honest trend.

Portal asking rents, first half of 2026, luxury apartment segment.

Yields on this page are gross: annual rent over purchase price, before service charges, agency and management fees, and void periods. Your net return will be lower. I will model the net figure on any specific unit before you commit.

The independent data is much worse than that, and you should know it. Savills put Dubai Marina apartment rents down 12.8 per cent in the year to the third quarter of 2026, the steepest fall of any apartment market in the city. Cushman and Wakefield Core had them down 10 per cent in the second quarter. The portal figure of minus 2.1 per cent understates the move badly, and I would budget on the consultancy numbers rather than the listing ones when you model this.

Short letting is the counterweight and Marina is the best market in Dubai for it, ranking first among luxury areas for both monthly and daily apartment lets, at around AED 12,970 a month or AED 580 a day on average through 2025. It is also the most saturated short let submarket in the city by volume, so treat those averages as a competitive market rather than a given.

Service charges

The Mollak community median for 2026 is AED 16.31 per square foot per year across 104 buildings, with a range of AED 4 to 40. A second published dataset puts the community average nearer AED 22.

With 104 buildings in the sample and a tenfold spread between the cheapest and the dearest, this is a community where the building decides the return. On a 5.5 per cent gross yield, a tower at AED 40 per square foot leaves very little once you have also paid management and covered a void.

Service charges are approved per building by RERA and published on the Dubai Land Department service charge index, which you can look up in the Dubai REST app. The community median below is useful for orientation, but the range is what matters: two towers on the same street can differ by a factor of three. I pull the approved figure for any building you are serious about.

What is actually there

Everything. The Marina is complete, and there is almost no residential pipeline inside its boundary: the only significant off plan scheme currently trading is Six Senses Residences. New supply near the Marina is at Dubai Harbour and Emaar Beachfront, which are adjacent rather than within, and which compete with it for the same tenant.

The Marina Walk, Marina Mall, the beach at JBR and The Walk are all long established, which is why the tenant demand is what it is.

There is no school inside Dubai Marina. The nearest are in Al Barsha, the Meadows, Emirates Hills and Jumeirah Park, two to five kilometres away, including Dubai College, Dubai British School and Dubai International Academy, several rated Outstanding. That is a genuine weakness for family tenants and it is why the Marina rents overwhelmingly to professionals and couples.

Getting around

MetroSobha Realty and DMCC, both Red Line, both open. Sobha Realty has served the Marina since April 2010
TramDubai Tram, open since November 2014, with five stations across the Marina and JBR, interchanging with the metro
Blue LineDoes not serve Dubai Marina
RoadsSheikh Zayed Road E11 and Al Khail Road E44

Marina and Business Bay are the only two areas I track where a tenant can live comfortably without a car, and the Marina is the better served of the two because of the tram. For a long let that widens your tenant pool more than any amenity does.

I am not publishing drive times for this page. No authoritative source publishes them, the portal estimates are unsourced, and Dubai peak hour variance makes a single number misleading. Ask me and I will give you a realistic range for the time of day you care about.

Who Dubai Marina suits

What I like

  • The deepest tenant market in Dubai, with twenty years of proof behind it
  • Metro and tram, so a car free tenant is a real tenant
  • The strongest short let market in the city
  • The highest gross yield of the three established prime districts
  • Effectively all homes in the area are recorded as freehold
  • Complete, so no construction risk and no waiting

What to weigh up

  • Rents falling fastest in Dubai, down 12.8 per cent on Savills’ data
  • Ageing stock competing with brand new buildings minutes away
  • Service charges from AED 4 to 40 per square foot across 104 buildings
  • No school inside the community
  • The most saturated short let submarket in Dubai
  • Recorded sale prices about 16 per cent below asking

Buy here if you want an asset that lets reliably to professionals, you intend to short let, or you want somewhere a tenant can reach without a car. Buy on the recorded transaction price, not the asking price, and choose the building on its service charge.

Look elsewhere if you want yield, where JVC pays nearly two points more, or family tenants, where Dubai Hills Estate has the schools the Marina does not.

Dubai Marina: common questions

What is the average price per square foot in Dubai Marina?

Portal asking prices were about AED 2,220 in the first half of 2026. Recorded Dubai Land Department resales over the year to September 2026 came in around AED 1,874, about 16 per cent lower. Value on the recorded figure.

What rental yield does Dubai Marina achieve?

About 5.53 per cent gross in the first half of 2026, down from 5.73 per cent in 2025, 5.72 per cent in the first half of 2025 and 6.28 per cent in 2024. Gross, before service charges, management and voids.

Are Dubai Marina rents falling?

Yes, and faster than anywhere else in Dubai. Savills put apartment rents down 12.8 per cent in the year to the third quarter of 2026, the steepest fall in the city, and Cushman and Wakefield Core had them down 10 per cent in the second quarter. Portal asking rents show only about 2 per cent, which understates it.

Does Dubai Marina have a metro station?

Two, both open: Sobha Realty and DMCC on the Red Line. The Dubai Tram has also run since November 2014 with five stations across the Marina and JBR, interchanging with the metro. The Blue Line does not serve the Marina.

Are there schools in Dubai Marina?

None inside the community. The nearest are two to five kilometres away in Al Barsha, the Meadows, Emirates Hills and Jumeirah Park, several rated Outstanding, including Dubai College and Dubai British School.

What are service charges in Dubai Marina?

The Mollak community median for 2026 is AED 16.31 per square foot per year across 104 buildings, with a range of AED 4 to 40. A second published dataset puts the average nearer AED 22. Check the specific building.

Is Dubai Marina freehold?

Yes. Effectively all homes let in the area are recorded as freehold by the Dubai Land Department, so a foreign national can own in their own name with no residency and no local partner.
