My take on Valia Tower

Creek Harbour is Emaar's second city centre. The marina, the promenade and the first residential towers are finished and lived in, so this is not a masterplan you are taking on trust. Valia sits in the built part of it, which matters more than the renders do.

The structure here is unusual for Emaar. A 20 per cent deposit is double the 10 per cent they normally ask, and the build runs to August 2030. That combination suits a cash buyer and punishes anyone stretching. The upside is that the higher deposit thins out the speculative buyers, which tends to make the resale market calmer when handover comes round.

On yields, Creek Harbour one bedroom stock has been letting in the region of 6 to 7 per cent gross. That is a Dubai average rather than a standout, and the case for buying here is the capital story around the creek rather than the rent.

Who it suits

  • Cash buyers who can fund a 20 per cent deposit without straining
  • Investors who want a finished, working community rather than a building site
  • Buyers with a long horizon who are not relying on rent before 2030

What to weigh up

  • The 20 per cent deposit is twice Emaar's usual ask
  • August 2030 is one of the longest build runs Emaar is currently selling
  • Creek Harbour has a lot of supply coming, which caps rental growth
