My take on Salva
Salva is a villa release within The Heights, a master planned Emaar community built around a country club and a wellness centre. The villas have three to five bedrooms, open plan ground floors and Mediterranean inspired architecture designed around indoor and outdoor living.
Villas are a different investment from apartments. The tenants are families who stay for years, and the buyers on resale are mostly people who want to live there. Supply of family homes has lagged demand in Dubai, which is why I include a villa option for investors with a larger budget.
Who it suits
- Investors with a larger budget who want family housing
- Buyers who may live in the property in future
- A long hold along the Expo and airport growth corridor
What to weigh up
- Villa yields are lower than apartment yields, so more of the return relies on growth
- The location is a drive from Downtown and the coast
- A handover in 2030 means a long wait for rental income
Key details
- Freehold three to five bedroom villas
- Country club, wellness centre and community pool
- Sports courts, landscaped parks and retail within the community
- Close to Expo City and Al Maktoum International Airport
