My take on Avarra by Palace
Avarra is a Palace branded residence, which is Emaar's own hotel brand rather than a licensed name bolted on. That distinction matters for resale. Branded stock in Dubai carries a premium of roughly 20 to 30 per cent over unbranded in the same building class, and the premium holds better when the brand is attached to an operator that actually runs the building.
The payment plan is the most buyer friendly on this site. Ten per cent to book, 80 per cent spread across the build, and only 10 per cent due at handover in June 2031. That back weighting is rare. Most Dubai plans put 20 to 40 per cent on the handover date, which is exactly when a lot of buyers find their funding has moved.
Business Bay is the most liquid rental market in Dubai after Marina. Short let yields here have been running ahead of long let, and a Palace branded address is the kind of stock that performs on the nightly market rather than just the annual one.

What to weigh up
- June 2031 is the longest handover on this site

Prices start at AED 2.82 million for the smallest layout. I send the current price list layout by layout, because the published figures move and the headline price only ever buys the entry unit.
