Buying Guides
Yes, a US citizen can buy real estate in Dubai outright, in your own name, in any freehold area, with no visa and no local partner. The dirham is pegged to the US dollar at 3.6725, so an American buyer carries no currency risk, which is an advantage no European buyer has. Prices average about $450 per square foot citywide, there is no property tax, no capital gains tax and no income tax on rent in the UAE, and the whole purchase can be done from the US. You still report the income and any gain to the IRS. From first call to a registered off plan contract is typically two to four weeks.
Yes. Since 2002 Dubai has allowed foreign nationals of any country to own freehold real estate in designated areas, which now include almost every district an investor would consider: Downtown, Dubai Marina, Palm Jumeirah, Business Bay, Dubai Hills, Creek Harbour, Dubai South, JVC and the new islands. You hold a title deed from the Dubai Land Department, you can rent the property out, sell it to anyone, leave it in your will and hold as many as you like. There is no requirement to live in the UAE, no sponsor and no restriction on US citizens specifically. Americans are now one of the larger groups of overseas buyers in the city and the number has grown each year since 2021.
The UAE dirham has been fixed to the US dollar at AED 3.6725 since 1997. For an American buyer that means the price you agree is the price you pay, instalment after instalment, with no exchange rate to watch, and the rent you receive is effectively dollar income. British and European buyers carry currency risk both ways; you carry none. It also means UAE mortgage rates move with the Federal Reserve, so the rate environment is one you already understand.
The citywide average was about AED 1,636 per square foot in August 2026, which is $445 per square foot, for a new building with pool, gym and parking. That compares with roughly $1,500 to $2,500 per square foot in Manhattan and $800 to $1,200 in central Miami or Los Angeles. One bedroom apartments from a major developer start around $230,000 to $330,000, two bedrooms from about $380,000, three bedroom townhouses from about $590,000 and four bedroom villas from roughly $790,000. My prices guide has the price per square foot by area and what each budget buys, and the market update covers where the market is in late 2026. Every project page shows the price in dirhams and pounds; divide the dirham figure by 3.67 for dollars.
| Step | What happens | Where you are |
|---|---|---|
| 1. Brief | Budget, purpose and timescale. I come back with two or three projects that fit, with the payment plan and the area's rents. | US |
| 2. Reserve | Reservation form and a deposit of AED 20,000 to 50,000 ($5,500 to $13,600) hold the unit for 7 to 14 days. | US, by email |
| 3. Contract | The developer issues the sale and purchase agreement. You sign electronically. The first instalment, typically 10 to 20 per cent, goes to the project's escrow account. | US |
| 4. Registration | The contract is registered with the Land Department (Oqood) and you receive the certificate. | US |
| 5. Payment plan | Instalments follow construction milestones over two to four years. I send you each progress report. | US |
| 6. Handover | Inspection, final payment, title deed in your name, keys. Attend or appoint a power of attorney. | US or Dubai |
| 7. Letting | A RERA registered agent finds a tenant and registers the lease. Rent is paid by transfer. | US |
A completed resale is faster, four to six weeks, and needs you or your attorney in fact at a Land Department trustee office for the transfer. A power of attorney is signed before a US notary, apostilled by your Secretary of State, authenticated by the US State Department and attested by the UAE Embassy in Washington, then translated into Arabic in Dubai. Allow three to four weeks and about $600 to $900.
Payments are international wires in dirhams from your US bank or through a currency specialist. Off plan instalments go to the project's escrow account at a UAE bank under RERA supervision, released to the developer only against certified construction progress; see my guide to how your money is protected. The developer will ask for passport, proof of address and source of funds under UAE anti money laundering rules, much as a US title company would. The UAE is not a sanctioned jurisdiction and US banks wire to it routinely; tell your bank in advance for large transfers so the compliance check does not hold the first instalment.
The UAE charges no income tax on rent, no capital gains tax and no annual property tax. The United States taxes its citizens on worldwide income, so rental income from a Dubai property is reported on Schedule E with the usual deductions, including depreciation, and a gain on sale is reported as a capital gain. There is no US tax treaty with the UAE and nothing to credit, since the UAE charges nothing. If you open a UAE bank account to receive rent, FBAR and FATCA reporting may apply once balances cross the thresholds. Foreign real estate held directly is not itself a reportable foreign financial asset. Use a CPA who handles foreign property; I can introduce one. Nothing on this page is tax advice.
Most American buyers on this site use the developer's payment plan, which is interest free: 10 to 20 per cent on signing, instalments through construction, and on many projects a share after handover. My payment plans guide explains the structures. UAE banks lend to non residents, including US citizens, typically up to 50 per cent on a completed property, at rates that track the Federal Reserve; the mortgage guide covers lenders and paperwork. A US lender will not finance a Dubai property, so the choice is cash, a payment plan or a UAE mortgage.
You do not need a visa to buy. Americans enter the UAE visa free for 30 days, extendable. Buy AED 2 million or more, about $545,000, in one property or several, and you can apply for a ten year UAE Golden Visa for yourself and your family with no minimum stay, which some US buyers use as a second residency and a base for business in the Gulf and Asia. The Golden Visa guide has the rules, costs and a calculator.
Emirates flies nonstop to Dubai from New York, Boston, Washington, Chicago, Dallas, Houston, Miami, Orlando, Los Angeles, San Francisco and Seattle, 12 to 16 hours, and Etihad and United add more. Dubai is eight hours ahead of New York and eleven ahead of Los Angeles, so my calls with US clients run in the US morning, which is the Dubai evening. Most clients buy without visiting and come out for handover, often combining it with a week in the city.
