My take on Rosehill
Dubai Hills is the lowest risk place I put off plan money in Dubai, and the reason is boring. The mall is open, the park is open, the schools are open, the golf course is open and the metro extension is funded. You are not buying a promise about what a community will become.
Rosehill is apartment stock in a community that is mostly villas and townhouses, which is the useful part. Apartment supply in Dubai Hills is genuinely limited, and the rental pool is the professionals who work in the city but want the schools and the park. One bedroom stock here has been letting around 6 to 7 per cent gross, with void periods shorter than the Dubai average.
At AED 1.65 million it is not cheap for a one bedroom. You are paying an established community premium, and in Dubai Hills that premium has held through two cycles.
Who it suits
- Investors who want the shortest void periods they can get
- Buyers who may live in it later
- Anyone who puts a finished community ahead of a low entry price
What to weigh up
- Dubai Hills prices above newer districts, and this is not a bargain entry
- June 2029 handover
- Apartment stock here competes with Greencrest and the other Emaar releases in the same community

Layouts and sizes
| Home | Size |
|---|---|
| 1 bed apartment | 741 to 821 sq ft |
| 2 bed apartment | 1,186 to 1,535 sq ft |
| 3 bed apartment | 1,656 to 2,072 sq ft |
Prices start at AED 1.65 million for the smallest layout. I send the current price list layout by layout, because the published figures move and the headline price only ever buys the entry unit.
The 10/70/20 payment plan
Paid at reservation.
Paid in instalments through the build.
Due at completion, expected in June 2029.
A 4% Dubai Land Department fee is paid alongside the deposit. On AED 1.65 million that is AED 66,036. How payment plans work.
