My take on Golf Hills
Golf Hills sits inside Emaar South, the community Emaar built around an 18 hole championship course next to Al Maktoum International. The airport is the whole argument for this postcode. Dubai has committed to moving its entire passenger operation there over the next decade, and everything within a short drive of it gets re rated when that happens.
What makes this one worth a look is the entry price. At AED 1.06 million it is the cheapest new Emaar apartment I can put in front of an investor, and it comes with the same build quality, the same escrow protection and the same resale liquidity as an Emaar address in Downtown that costs three times as much. You are paying for a location that is early rather than a building that is cheap.
The townhouses are the quieter opportunity. Three bedroom townhouses at 3,081 square feet on a golf community, at a price where a two bedroom apartment in Dubai Marina would sit, is the kind of spread that usually closes over a build cycle rather than widening.
Who it suits
- Buyers who want an Emaar address at the lowest price Emaar sells at
- Investors taking a view on Al Maktoum International over five to ten years
- Anyone who wants a long build run and small instalments rather than a quick handover
What to weigh up
- Emaar South is still filling in, so the amenity ring around it lags the older communities
- A September 2029 handover is a long way out, and rent does not start until then
- Golf facing stock sells first, so the plot position matters more here than the floor
Key details
- Apartments and townhouses of 671 to 3,081 sq ft
- Launched from AED 1.06 million
- 10% on booking, 70% during construction, 20% on handover
- Handover expected in September 2029
- Freehold, so overseas buyers can own in their own name

Layouts and sizes
| Home | Size |
|---|---|
| 1 bed home | 671 to 867 sq ft |
| 2 bed home | 990 to 1,306 sq ft |
| 3 bed home | 1,738 to 2,510 sq ft |
| 3 bed home | 3,081 sq ft |
Prices start at AED 1.06 million for the smallest layout. I send the current price list layout by layout, because the published figures move and the headline price only ever buys the entry unit.
The 10/70/20 payment plan
Paid at reservation.
Paid in instalments through the build.
Due at completion, expected in September 2029.
A 4% Dubai Land Department fee is paid alongside the deposit. On AED 1.06 million that is AED 42,400. How payment plans work.
Amenities
- 18 hole championship golf course
- Clubhouse
- Swimming pools
- Gym
- Parks and cycling routes
- Minutes from Al Maktoum International
