Binghatti Skyflame by Binghatti
Studios to two bedroom apartments of 401 to 2,234 square feet in Majan, on the Dubailand side of Al Ain Road.

My take on Binghatti Skyflame
Majan is the district most overseas buyers have never heard of, which is usually where the arithmetic is better. It sits on the Dubailand side of Al Ain Road between Arjan and Dubai Silicon Oasis, and it prices below both.
Skyflame is the larger end of Binghatti's apartment range. Two bedroom layouts run to 2,234 square feet, which is townhouse sized floor area in an apartment, and that is a genuinely different product from the 1,000 square foot two bedrooms that fill most of this market. It rents to families who want space but cannot afford a villa.
The trade off is that Majan has less built around it than Arjan or JVC. The road access is good and the community retail is coming, but you are earlier here than you would be across the road.
Who it suits
- Investors who want unusually large apartment layouts
- Buyers who will take a less established district for a lower price
- Landlords letting to families rather than single professionals
What to weigh up
- Majan is less built out than neighbouring districts
- Developer stock is sold out, so this trades on resale
- Large two bedroom stock is a narrower rental market than studios

Layouts and sizes
| Home | Size |
|---|---|
| Studio apartment | 401 to 405 sq ft |
| 1 bed apartment | 407 to 867 sq ft |
| 2 bed apartment | 1,217 to 2,234 sq ft |
Prices start at AED 1.1 million for the smallest layout. I send the current price list layout by layout, because the published figures move and the headline price only ever buys the entry unit.
The 20/50/30 payment plan
Paid at reservation.
Paid in instalments through the build.
Due at completion, expected in December 2027.
A 4% Dubai Land Department fee is paid alongside the deposit. On AED 1.1 million that is AED 44,000. How payment plans work.
Amenities
- Pools
- Gym
- Community retail
- Parks
- Close to Dubai Silicon Oasis
- Al Ain Road access
About Binghatti

It builds mid rise and high rise apartments in the districts investors actually rent out, rather than villa masterplans.
Binghatti Skyflame questions

Binghatti Skyflame starts from about £226,000 (AED 1.1 million). That is the entry price for the smallest layout and all homes are subject to availability.
When will Binghatti Skyflame be completed?
Handover is currently expected in December 2027.
What is the payment plan at Binghatti Skyflame?
The plan is 20/50/30: 20% on booking, 50% during construction and 30% on handover.
Where is Binghatti Skyflame?
It is in Majan, Dubai.
Is Binghatti Skyflame sold out?
The developer allocation has sold out, so units now trade on the resale market, where you buy the contract from an existing buyer. I can tell you what is actually available and what it is trading at.
Can overseas investors buy at Binghatti Skyflame?
Yes. It is in a freehold area, so foreign nationals can own in their own name, with no residency and no local partner. The whole purchase can be completed remotely.
