Where to buy in Dubai: the key areas compared
Gross yields on Dubai apartments run from around 3.5% on Palm Jumeirah to 9% in Dubai South and Jumeirah Village Circle. The more prestigious the address, the lower the yield and the more your return relies on growth. Most investors I work with buy in the middle of that range.
The first question I ask an investor is not which area they like. It is what they want the property to do. Dubai has districts that are built for income, districts that are built for growth, and a few that do both reasonably well. Here is how I explain them.
This page compares the main areas at a high level. For current prices per square foot, gross yields, service charges and what is actually built, I keep a separate guide for each of the six communities I track most closely: Jumeirah Village Circle, Business Bay, Dubai Hills Estate, Dubai Creek Harbour, Emaar South and Sobha Hartland 2.
The main areas side by side
| Area | Level | Gross yield | What it is |
|---|---|---|---|
| Downtown Dubai | Premium | 4.5 to 6% | Burj Khalifa and Dubai Mall. The best known address in the city |
| Palm Jumeirah | Premium | 3.5 to 5.5% | Beachfront living with strong holiday let demand |
| Dubai Marina | Upper mid | 5.5 to 7.5% | Established waterfront towers, popular with expats and tourists |
| Business Bay | Upper mid | 6.5 to 8% | On the canal beside Downtown. The most active area by value |
| Creek Harbour and Dubai Hills | Upper mid | 5.5 to 7% | Emaar's two flagship master planned communities |
| Dubai South and JVC | Entry | 7 to 9% | Lowest prices and highest yields, beside the new airport |
Gross yields on apartments from published first quarter 2026 area data. Net yields are lower.
Premium: Downtown and Palm Jumeirah
These are the addresses everyone has heard of, and you pay for that. Yields are the lowest in the city because prices are the highest. People buy here for long term value, for holiday lets, or because they plan to use the property themselves. If income is your main goal, I usually point you elsewhere first.
Upper mid: the Marina, Business Bay, Creek Harbour and Dubai Hills
This is where most of my investors end up. The Marina and Business Bay are established rental markets with years of evidence behind them. Creek Harbour and Dubai Hills are newer, both built by EmaarAldar, with parks, schools and retail delivered alongside the homes. You get a recognised location and a yield that still works.

Business Bay.
Entry: Dubai South and Jumeirah Village Circle
The lowest prices and the highest gross yields. Dubai South sits beside Al Maktoum International Airport, which is being expanded to become the main airport for the city. Jumeirah Village Circle is a large, busy community with strong tenant demand. The trade off is that these areas are further out, and more new apartments are being built here than anywhere else.
A word on supply
A large number of new apartments are due across Dubai in 2027 and 2028, and S&P Global expects that to hold prices back in oversupplied areas. This is why I look at the specific building and the developer, not just the district. A well built scheme from a strong developer in a proven rental location will let, even when there is competition.
How I help you choose
- Income first. Look at Business Bay, the Marina, Jumeirah Village Circle and Dubai South.
- Growth and a quality address. Look at Dubai Hills, Creek Harbour and Downtown.
- Holiday lets or your own use. Look at Palm Jumeirah, the Marina and Dubai Islands.
