Area guide
Dubai Creek Harbour is Emaar’s waterfront masterplan, 14 minutes from Dubai Mall, with Creek Beach and the marina already delivered and a Blue Line metro station confirmed for 2029. It is also the area where I would be most careful. Prices are flat over two years, and the two things that justify the premium, Dubai Creek Tower and Dubai Square mall, are both unbuilt and both delayed. Buy it for the waterfront, not for the renderings.
Dubai Creek Harbour is an Emaar masterplan on the creek at Ras Al Khor, about six million square metres, planned for more than 200,000 residents and around 450,000 people living and working. The current plan dates from 2013, replacing an earlier scheme, and Emaar took full control of the land in 2022. There are currently around 129 buildings and some 20,000 homes.
British renters are the largest single nationality here at around 10 per cent, ahead of Russia and France, so the tenant pool is deep and international.
Prices stood at AED 2,619 per square foot on Bayut’s asking price index in September 2026, up 1.9 per cent over twelve months.
| Unit | AED per sq ft | 12 month change |
|---|---|---|
| 1 bedroom | 2,568 | down 0.29% |
| 2 bedroom | 2,631 | up 1.89% |
| 3 bedroom | 2,668 | up 5.71% |
| 4 bedroom | 2,792 | down 5.70% |
| 5 bedroom and above | 2,679 | up 0.49% |
Bayut asking price index, September 2026.
The two year picture is the one to look at. The index was AED 2,577 twenty four months ago and AED 2,631 six months ago. In other words prices here have gone essentially nowhere for two years while the community has absorbed an enormous amount of new supply. Bayut’s 2025 annual report showed 6.5 per cent growth across that calendar year, so the stall is recent.
Transactions tell a more encouraging story, and this is one of only two areas I track where they are rising. Property Finder recorded 3,936 sales in the twelve months to October 2026, up 11.0 per cent year on year, against a median asking price of AED 2.99 million. Of 2,766 live listings, 1,478 were added in the preceding thirty days, so there is heavy resale and assignment competition.
The per square foot figures published by the property portals are asking prices on their own listings, not what homes actually sell for. Across Dubai in 2026 the gap has been wide: recorded Land Department resale medians run roughly 15 to 35 per cent below the portal asking figures depending on the area.
The two kinds of index can also point in opposite directions. Through 2026 the portal asking series showed most central areas flat to slightly up, while ValuStrat’s valuation index and the consultancies showed several of the same communities down by high single or double digits. I quote the portal figures because they are the consistent published series, and I label them as asking prices. Do not underwrite a purchase on them. Ask me for the recorded transactions in the specific building before you offer.
Bayut put apartments here at 5.89 per cent gross for 2025 and 5.93 per cent for the first half of that year, with villas at 6.05 per cent. Property Finder gives about 6.3 per cent on 2024 data. The sources are close enough to be credible, and the honest summary is somewhere just under 6 per cent.
No area level breakdown of annual rents by bedroom is published for Dubai Creek Harbour. The listing floor quoted on Property Finder of about AED 79,000 a year for an apartment is the cheapest listing rather than an average, and should not be used as one.
Yields on this page are gross: annual rent over purchase price, before service charges, agency and management fees, and void periods. Your net return will be lower. I will model the net figure on any specific unit before you commit.
The published figures disagree materially. Mollak derived community tables for 2026 give a median of AED 21.07 per square foot across 19 buildings in one table and AED 17.00 in another, while a third source quotes roughly 14 to 23 with new developments at 22 to 23.
A defensible published range is AED 17 to 23 per square foot per year, and I would budget toward the top of it on a new waterfront tower rather than the bottom.
Service charges are approved per building by RERA and published on the Dubai Land Department service charge index, which you can look up in the Dubai REST app. The community median below is useful for orientation, but the range is what matters: two towers on the same street can differ by a factor of three. I pull the approved figure for any building you are serious about.
Delivered and open: Creek Beach with its swimmable lagoon and sandy shoreline, Creek Island, Creek Marina, The Viewing Point, the waterfront promenade and roughly 500,000 square metres of open space. Emaar had completed 10,582 homes here as at its September 2025 reporting, with 7,217 more expected by 2029. Green Gate, The Cove 2 and the six Dubai Creek Residences towers are under construction.
Not built, and this is the part that matters: Dubai Square, the anchor mall, Central Park, and the Music Colour and Fire Plaza. Construction on Dubai Square began in December 2025 with a build of around three years.
Dubai Creek Tower is still not under construction. Santiago Calatrava won the design competition in 2017 and the foundations were completed, then it stalled, and the Dubai Land Department has the project marked as cancelled. Emaar said in January 2026 that it was back on track with a tender within three months, then delayed that tender in June 2026 over cost and supply chain issues. No completion timeline has been set.
I am not telling you that to talk you out of the area. The waterfront that exists is genuinely good. I am telling you because a large part of the price per square foot here is paid for things that are not there yet, and you should decide knowingly rather than discover it in 2029.
There are also no schools inside the community. There are 21 within five kilometres, the nearest being Deira International at 2.1 kilometres.
| Metro | Dubai Creek Harbour station on the Blue Line, planned to open 9 September 2029. Designed by SOM at 74 metres and billed as the world’s tallest metro station. Nothing open today |

| Nearest open station | Dubai Healthcare City on the Green Line, 10 to 15 minutes by car |
| Dubai Mall | About 14 minutes |
| DXB airport | About 17 minutes |
| Al Maktoum, DWC | About 44 minutes |
Blue Line construction was reported at around 25 per cent complete in September 2026. A confirmed station with a published opening date is worth more than a rumoured one, and this is the strongest transport story of any area I track apart from Business Bay, which already has its station. But 2029 is three years of letting without it.
You will see Dubai Creek Harbour marketed as under ten minutes from Downtown and the airport. The measured figures are about 14 and 17 minutes in typical traffic, which is still good.
Buy here if you want Emaar quality on real waterfront and you are holding to 2029 and beyond, when the metro and the mall should both have landed. That is a coherent plan and the entry point is reasonable for what it is.
Look elsewhere if you need income now or you are relying on near term growth. For income, JVC or Business Bay. For something finished today, Dubai Hills Estate.
Emaar is the master developer and builds almost everything in the community itself, which is unusual and means the quality is consistent across the district.

Yes. The area is recorded as freehold throughout in Dubai Land Department records, so a foreign national can own in their own name with no residency and no local partner, and the purchase can be completed from abroad.
Figures checked in October 2026 and dated where they are quoted. Prices and rents move; ask me for the current position before you act on any of them.
