Area guide
Sobha Hartland 2 is an eight million square foot gated community inside Mohammed Bin Rashid City, seven to ten minutes from the Burj Khalifa, with more than half the land given to green space. Apartments in the adjoining original Hartland yield about 6.4 per cent gross, which is strong this close to Downtown. Two honest caveats: the 2025 handover dates have passed with no replacement published, and everything here is built, sold and benchmarked by one developer.
Sobha Hartland 2 is Sobha Realty’s second masterplan inside Mohammed Bin Rashid City, announced at Cityscape Dubai in November 2022. It covers eight million square feet, with around 90 acres of open space and greenery, more than half the community area, and more than 8,000 trees planned. It is gated, built around a crystal lagoon with waterfront retail and a central water body with a beach edge, plus a clubhouse, a school and a community retail centre.
The residential product runs from one to four bedroom apartments across three clusters, Riverside Crescent with six towers, Skyscape and Skyvue with three each, up to five and six bedroom villas at Sobha Estates.
Its strongest card is the location. Seven to ten minutes from the Burj Khalifa is a genuinely central position, and very little new product at this scale is being built that close in.
Three things sit inside Mohammed Bin Rashid City and get confused constantly, including by listing portals, so it is worth being precise before you compare prices.
Sobha Hartland is the original Sobha masterplan, now largely delivered. Sobha Hartland 2 is the newer, larger second phase covered by this page. Both are Sobha Realty’s own.
District One is something else entirely: a fifty fifty joint venture between Sobha Group and Meydan, trading as Meydan Sobha. Meydan has no involvement in either Hartland. If a listing tells you Sobha Hartland is a Meydan development, it is wrong, and the prices it is quoting you may be from the wrong community.
I have to be straight with you here, because this is the thinnest data of any area I cover. There is no published price index for Sobha Hartland 2. Bayut has no page for it, Property Finder has no area insight for it, and no average price per square foot exists anywhere I would cite.
The nearest verified benchmark is the villa sub community in the original Hartland, where recorded Dubai Land Department transactions ran from AED 2,385 to 3,860 per square foot with a median around AED 3,083, against a median asking price of AED 22.5 million. But that is a villa market with only eight recorded sales in twelve months, so it tells you almost nothing about what an apartment here is worth.
What follows practically is that you cannot benchmark a Sobha asking price in Hartland 2 against an independent figure, because none exists. The developer’s price is effectively the only price. That is not a reason to avoid it, but it is a reason to compare hard against Business Bay and Dubai Creek Harbour on a price per square foot basis before you commit, and to ask me to do that rather than taking the launch deck at face value.
The per square foot figures published by the property portals are asking prices on their own listings, not what homes actually sell for. Across Dubai in 2026 the gap has been wide: recorded Land Department resale medians run roughly 15 to 35 per cent below the portal asking figures depending on the area.
The two kinds of index can also point in opposite directions. Through 2026 the portal asking series showed most central areas flat to slightly up, while ValuStrat’s valuation index and the consultancies showed several of the same communities down by high single or double digits. I quote the portal figures because they are the consistent published series, and I label them as asking prices. Do not underwrite a purchase on them. Ask me for the recorded transactions in the specific building before you offer.
Again, no Hartland 2 specific figure is published. The best available proxies are close by and credible: apartments in the original Sobha Hartland at 6.41 per cent gross on Bayut’s first half 2026 projections, and villas across Mohammed Bin Rashid City at 6.20 per cent gross for 2025, the highest luxury villa yield in Bayut’s table. Luxury apartment rents in Sobha Hartland rose 6.45 per cent year on year.
Around 6.4 per cent gross this close to Downtown is a genuinely good combination, and better than Dubai Creek Harbour at just under 6 or Dubai Hills at 4.4. It is the main reason I keep an eye on this community despite the data gaps.
No bedroom level rents are published for Hartland 2.
Yields on this page are gross: annual rent over purchase price, before service charges, agency and management fees, and void periods. Your net return will be lower. I will model the net figure on any specific unit before you commit.
No separate figure is published for Hartland 2. The Mollak median for the original Sobha Hartland in 2026 is AED 17.97 per square foot per year across eight buildings, with a range of AED 6 to 22.
Buildings in Hartland 2 are too new to have a multi year approved budget, which means the first approved charge is a genuine unknown on a tower that has not been handed over. On a community with a crystal lagoon, a clubhouse and this much landscaping to maintain, I would budget at the upper end of the Hartland range rather than the middle.
Service charges are approved per building by RERA and published on the Dubai Land Department service charge index, which you can look up in the Dubai REST app. The community median below is useful for orientation, but the range is what matters: two towers on the same street can differ by a factor of three. I pull the approved figure for any building you are serious about.
The schools are the strongest verified fact about this location, and they are already operating in the adjoining original Hartland: Hartland International School, rated Very Good and about 155 metres from the Hartland Estate boundary, North London Collegiate School Middle East at around 353 metres, and the Bilingual French International School at 2.7 kilometres. There are ten schools within five kilometres. For a family tenant that provision is better than almost anywhere else in central Dubai.
Within Hartland 2 itself, Sobha publishes no completion status for anything. The leisure amenities described in its marketing, the indoor cinema, the sensory and zen gardens, the aerobic zone and the restaurants, carry no stated delivery date.
And the handover dates have moved. The November 2022 announcement gave villas for the second quarter of 2025 and apartments for the fourth quarter of 2025. Those dates have passed and Sobha’s current material publishes no replacement timeline. Ask for the handover date in writing on any specific tower here, and treat the original dates as lapsed projections rather than a record of delay, because no delay has been announced either way.
| Downtown and the Burj Khalifa | About 7 to 10 minutes |

| Metro | No station confirmed. The nearest Blue Line station, Ras Al Khor, is planned to open in September 2029, and the distance from Hartland 2 is not published |
| DXB airport | Not published |
| Al Maktoum, DWC | Not published |
The seven to ten minute Downtown figure comes from the original 2022 launch coverage and is the single strongest fact about this location. The airport drive times genuinely are not published anywhere I would trust, and I would rather tell you that than estimate them.
Buy here if you want a central address with a real yield and you rate Sobha’s build quality, which on the independent evidence is justified. Get the handover date in writing.
Look elsewhere if you want to check the price against an independent index before you commit, or if a single developer controlling the whole community concerns you. Business Bay is the comparable central option with far better published data.
No. Sobha Hartland and Sobha Hartland 2 are Sobha Realty's own developments. District One is a fifty fifty joint venture between Sobha Group and Meydan, trading as Meydan Sobha. All three sit inside Mohammed Bin Rashid City, which is why they are constantly confused.
There is no published price index for Sobha Hartland 2, which is unusual and worth knowing. Recorded transactions in the adjoining Hartland villa sub community ran from AED 2,385 to 3,860 per square foot with a median around AED 3,083, but that is a villa market with only eight sales in twelve months and is not a guide to apartment values.
No figure is published for Hartland 2 specifically. Apartments in the original Sobha Hartland run at about 6.41 per cent gross on Bayut's first half 2026 projections, and villas across Mohammed Bin Rashid City at 6.20 per cent gross for 2025. Both gross, before service charges and fees.
The November 2022 announcement gave villas for the second quarter of 2025 and apartments for the fourth quarter of 2025. Those dates have passed and Sobha publishes no replacement timeline. Ask for the handover date in writing on the specific tower before you reserve.
About seven to ten minutes from the Burj Khalifa. It is one of the most central new communities in Dubai. No metro station is confirmed; the nearest Blue Line station at Ras Al Khor is planned for September 2029.
Yes. The area is recorded as freehold throughout in Dubai Land Department records, so a foreign national can own in their own name with no residency and no local partner, and the purchase can be completed from abroad.
Figures checked in October 2026 and dated where they are quoted. Prices and rents move; ask me for the current position before you act on any of them.
