My take on City Walk Crestlane
City Walk Crestlane is a Meraas community where every building is surrounded by water. It has swimming pools, sport courts, outdoor fitness stations, event lawns and yoga spaces, with interiors that pair clean finishes with open layouts.
City Walk is one of the most established addresses in central Dubai, and Meraas is government backed. New homes here are rare, which is why each Crestlane phase has sold quickly. This is a location purchase first and a yield purchase second.
Who it suits
- Buyers who put a central, established address first
- Investors who want a government backed developer
- Tenants working in Downtown and DIFC
What to weigh up
- Earlier phases sold out quickly, and the figures here are for Crestlane 5
- Central locations carry a higher price per square foot and a lower yield
- A 20% deposit is higher than most launches
