Dubai Islands: the next waterfront, mostly still on paper

Bay Grove Residences by Nakheel, Dubai Islands
The short answer

Dubai Islands is Nakheel’s five island masterplan off the Deira coast, formerly Deira Islands, with about 17 square kilometres of land, 20 kilometres of beach and a plan for more than 80 hotels. It is the busiest off plan market on the north side of the city: 4,138 apartment sales in the twelve months to October 2026 at an average of AED 3,500 per square foot, up 15.7 per cent on the year. It is also the least proven. Two hotels are open, the first residential handovers are only now starting, and there is no yield history to read. You are buying a plan with a very good start.

What Dubai Islands is

Dubai Islands is a group of five man made islands off the Deira shoreline, north of the creek and about 18 minutes from Dubai International. It was launched by Nakheel as Deira Islands, stalled after 2008, and was relaunched and renamed in August 2022 under the Dubai 2040 urban plan. The published masterplan runs to roughly 17 square kilometres, 20 kilometres of beach including a planned Blue Flag beach, a golf course, marinas, and more than 80 hotels and resorts.

Nakheel is the master developer and sells its own buildings, but most of what is on the market is on plots it has sold to others. That is the same model as JVC and Palm Jumeirah: one masterplan, many developers, and a wide spread in build quality between them.

The pitch is Palm Jumeirah prices in five years for a fraction of the entry today. The pitch is not wrong, but it is a pitch, and it is worth being clear about which parts of it exist.

Prices

Apartments on Dubai Islands averaged AED 3,500 per square foot on recorded sales in the twelve months to October 2026, up 15.7 per cent on the year, according to Property Finder’s transaction based price insights. That is the fastest rise of any area on this site and it puts Dubai Islands above Dubai Creek Harbour and Downtown on a per square foot basis, which for a community with no finished apartment buildings is remarkable.

Property Finder price insights, twelve months to 22 October 2026, built on Dubai Land Department transactions. Recorded sales, not asking prices.

Listing prices give a feel for the entry point. One bedroom apartments are asking from about AED 1.2 million, with the bulk of the market between AED 1.5 and 2.5 million, and two bedrooms from about AED 1.5 million. Villas and townhouses are a different market: 99 sales in the year at an average of AED 5.3 million and AED 1,700 per square foot.

Two cautions. First, nearly all of these transactions are off plan, so the price per square foot is what buyers are paying developers at launch, not what finished homes resell for. Second, 2,542 live listings against 4,138 annual sales is a deep resale and assignment market already, and a lot of the people selling are buyers from 2023 and 2024 taking a profit before handover. If they all try to exit at the same time, in 2027 and 2028, the resale price will tell you what the island is actually worth.

A note on these price figures

The per square foot figures published by the property portals are asking prices on their own listings, not what homes actually sell for. Across Dubai in 2026 the gap has been wide: recorded Land Department resale medians run roughly 15 to 35 per cent below the portal asking figures depending on the area.

The two kinds of index can also point in opposite directions. Through 2026 the portal asking series showed most central areas flat to slightly up, while ValuStrat’s valuation index and the consultancies showed several of the same communities down by high single or double digits. I quote the portal figures because they are the consistent published series, and I label them as asking prices. Do not underwrite a purchase on them. Ask me for the recorded transactions in the specific building before you offer.

Rents and gross yields

There is almost no rental market yet, because almost nothing residential has completed. Property Finder had 85 apartment rental listings across the whole of Dubai Islands in October 2026, against more than 9,000 in JVC. One bedroom asking rents ran from AED 80,000 to 200,000 a year with an average of about AED 150,000, and two bedrooms from AED 120,000 to 240,000.

On those asking figures a one bedroom bought around AED 2.1 million would show roughly 7 per cent gross, which is a respectable number for waterfront. I would not underwrite on it. It is a few dozen listings on the first finished units, in a market where the first wave of tenants has not arrived and the first wave of landlords has not discovered what the service charge is. The useful comparison is Palm Jumeirah, where mature waterfront apartments let at a gross yield in the low to mid fives. Expect Dubai Islands to settle somewhere between the two once the supply lands.

Yields on this page are gross: annual rent over purchase price, before service charges, agency and management fees, and void periods. Your net return will be lower. I will model the net figure on any specific unit before you commit.

Service charges

No completed building means no RERA approved service charge to quote. The figures in the brochures are developer estimates, and they are usually low.

Budget on what comparable waterfront communities actually charge. Beachfront apartment buildings on the Palm and at Creek Harbour run in the region of AED 18 to 28 per square foot a year depending on the amenity load, with branded and resort style buildings at the top of that range. On an 870 square foot one bedroom that is roughly AED 16,000 to 24,000 a year, which is the difference between a 7 per cent gross yield and something closer to 5.5 to 6 per cent net of the charge alone.

The gated, pool heavy, beach access developments that sell best here are the ones with the highest charges. Ask for the estimated charge per square foot before you reserve and treat anything under AED 15 as optimistic.

What is built and what is not

Open: the road bridge from Deira, Centara Mirage Beach Resort, which opened in 2021, and Rixos Dubai Islands, the hotel and branded residences, which opened in 2024. Souk Al Marfa, the waterfront souk, is trading. The beach is real and you can stand on it.

Under way: the first residential handovers, which started in 2026 and build through 2027 and 2028. Bay Grove by Nakheel is due in the third quarter of 2028 and most of the other launches on the market sit in the same window.

Not built: the mall, the golf course, the marinas, the Blue Flag beach infrastructure and the great majority of the 80 plus hotels. The community retail you would need to live here day to day does not exist yet, and the nearest supermarket run is back across the bridge into Deira.

That is a normal state for a masterplan three years after relaunch, and the price growth says the market is happy to pay ahead of it. It still means a buyer taking a 2028 handover is taking delivery into a community that is perhaps a third built, and the rent they get in 2028 will reflect that.

Getting around

MetroNone on the islands and none confirmed. The nearest Green Line stations are Gold Souq and Al Ras in Deira, 10 to 15 minutes by car
AccessRoad bridge from Al Khaleej Road in Deira. A second connection is in the masterplan
DXB airportAbout 18 minutes
DowntownAbout 25 minutes in typical traffic
Dubai MarinaAbout 40 minutes
Al Maktoum, DWCAbout 55 minutes

Dubai Islands is on the wrong side of the city for anyone working in Marina, Media City or Jebel Ali, and the right side for the airport, Deira, Festival City and the old commercial centre. The tenant profile will follow that. Expect airline, aviation and northern Dubai employers rather than the DIFC and Marina crowd.

Who Dubai Islands suits

What I like

  • The strongest transaction growth of any area on this site
  • Real beach, two operating hotels and a master developer that has delivered the Palm and JBR
  • Entry prices well below Palm Jumeirah for a comparable product on paper
  • A clear north side story: airport, Deira and the creek
  • Freehold throughout

What to weigh up

  • Almost no completed residential, so no yield or resale track record
  • No metro and none confirmed
  • Day to day amenity is back across the bridge for now
  • Heavy resale and assignment supply coming at handover in 2027 and 2028
  • Service charges are estimates until buildings complete, and waterfront charges run high

Buy here if you want early exposure to a waterfront masterplan from a developer that has built one before, you are holding to 2030 and beyond, and you can carry a home through a handover into a half built community. Pick the building for its developer and its service charge estimate, not its renders.

Look elsewhere if you need rent in the next three years or you want a resale market you can price against. For income now, JVC. For finished waterfront, Dubai Marina or Palm Jumeirah.

Developers building here

Nakheel is the master developer and sells its own buildings, Bay Grove among them. Ellington has Meriva Gardens. Beyond those two, the island is being built by a long list of mid sized developers, several of them new names, and that is where the quality spread sits. On a plot sold masterplan, the developer decides whether the building is still desirable in 2035. Ask me before you buy from one you have not heard of.

Dubai Islands: common questions

What is the average price per square foot on Dubai Islands?

About AED 3,500 for apartments on recorded sales in the twelve months to October 2026, up 15.7 per cent on the year, according to Property Finder’s transaction based price insights. That is a launch price figure, since nearly every sale is off plan.

What rental yield does Dubai Islands achieve?

There is no track record yet. Asking rents on the first completed units imply roughly 7 per cent gross on a one bedroom bought around AED 2.1 million, but that is a few dozen listings. Mature waterfront on the Palm lets at a gross yield in the low to mid fives, and Dubai Islands will likely settle between the two.

Is Dubai Islands the same as Deira Islands?

Yes. Nakheel launched it as Deira Islands, the project stalled after 2008, and it was relaunched and renamed Dubai Islands in August 2022.

Is there a metro to Dubai Islands?

No, and none is confirmed. Access is by the road bridge from Deira. The nearest Green Line stations are 10 to 15 minutes away by car.

What is actually open on Dubai Islands?

The bridge, the beach, Centara Mirage Beach Resort, Rixos Dubai Islands and Souk Al Marfa. The mall, the golf course, the marinas and nearly all of the hotels are still to come, and residential handovers are only now starting.

Is Dubai Islands freehold?

Yes. Overseas buyers can own in their own name with no residency requirement and no local partner.
