Sobha Sanctuary
Sobha's largest masterplan in Dubai: an 8 million square foot community off Al Ain Road, built around parkland, with apartments and villas.

My take on Sobha Sanctuary
Sobha Sanctuary is planned for around 20,000 homes. At its centre is an 800,000 square foot park with around 50,000 trees, linked by a 9 kilometre wellness loop and 20 kilometres of cycling routes. Releases so far run from one bedroom apartments in The Woods to six bedroom villas in The Grove.
The idea is density traded for landscape. That tends to hold value with the people who buy to live there, and they are the buyers an investor eventually sells to. It is early: the community launched in January 2026 and first handovers are expected in Q3 2029, so this is a long hold at entry pricing.
Who it suits
- Investors who want to buy early in a major Sobha masterplan
- Buyers who value green space and build quality
- A hold of five years or more
What to weigh up
- Delivery is phased over several years, so parts of the community will still be under construction
- Sobha does not publish payment plans or handover dates, so I confirm both before you reserve
- It is a drive from the centre and the coast

Sobha Sanctuary questions
What is the starting price at Sobha Sanctuary?
Sobha Sanctuary launched from about £214,000 (AED 1.04 million). This is a launch price and all homes are subject to availability.
When will Sobha Sanctuary be completed?
Completion is currently expected in Q3 2029.
Where is Sobha Sanctuary?
It is off Al Ain Road in Dubai, with around half of the site given over to open green space.
Can overseas investors buy at Sobha Sanctuary?
Yes. It is in a freehold area, so foreign nationals can own in their own name, with no residency and no local partner. The whole purchase can be completed remotely.
